Established neighborhoods like Cresthills and College Greens, both dating to 1989, typically offer more lot size and mature landscaping per dollar, along with a long track record of comparable sales to price against confidently. What you gain in space and character, you may give up in some updating — older kitchens, aging systems, or cosmetic work.
Ask yourself three questions: How much of a priority is move-in-ready condition versus space and character? Do you want a builder warranty, or are you comfortable budgeting for maintenance on an older home? And how do the two options compare on a true price-per-square-foot basis for what you actually need — not just the sticker price?
