If you've been watching Los Banos listings over the past year, you've probably noticed things have shifted. Here's the honest, no-spin read on where the market stands as of this month.
Typical home values in Los Banos are sitting somewhere in the $447,000–$486,000 range depending on the data source, down roughly 4–9% year-over-year. Homes are taking longer to sell — about 73 days on average, up from around 45 days a year ago — and active inventory has grown to more than 200 listings, giving buyers meaningfully more to choose from than they had during the 2021–2022 peak.
This isn't a market in freefall. List-to-sale price ratios are still hovering near 99%, which tells you well-priced homes are still selling close to asking. What's changed is that overpriced listings no longer get bailed out by a flood of competing buyers — they sit, and eventually the price comes down. The market has shifted the leverage back toward buyers, but it's a rebalancing, not a collapse.
You have more room to negotiate than buyers did two years ago, particularly on homes that have already sat 60+ days. That doesn't mean every seller will budge, but it means you're not walking into a bidding war on every listing you like.
Pricing accurately from day one matters more than it did in 2021. Sellers who list high and wait for a bidding war are, in this market, more likely to sit and eventually chase the price down — which almost always nets less than pricing right from the start.
